The Home Buying Process
Step 1
Save for Down Payment
✅ The size of your down payment directly affects the price range of homes you can consider. A larger down payment can mean: Lower monthly mortgage payments, better mortgage interest rates & reduced or no CMHC (mortgage default insurance) premiums if you put down 20% or more.
✅ In Canada, for example: 5% down for homes under $500,000. 10% on the portion between $500,000 and $999,999. 20% down is required for homes priced $1 million or more. Without the required down payment, you won’t qualify for a mortgage.
Step 2
Get Pre-Approval
✅ Know Exactly What You Can Afford: A pre-approval tells you how much a lender is willing to loan you based on your income, credit score, debts, and down payment. This prevents you from wasting time looking at homes outside your budget or underestimating what you can afford.
✅ Strengthens Your Offer: In a competitive market, sellers want serious buyers. A pre-approval letter shows that you’re financially qualified and ready to purchase, which makes your offer more attractive than one from someone who hasn’t spoken to a lender yet.

✅ Send You Curated Listings: I’ll set you up on a custom MLS® search so you receive new listings the moment they hit the market.
✅ We Book Showings at Your Convenience: Once you identify homes you like, I’ll schedule private viewings for you.
✅ We Tour the Homes Together: During the tours, I’ll help you: Evaluate the layout, condition, and features of the property. Spot potential issues (things like outdated systems, poor layout, water damage). Understand resale value and neighbourhood insights.
Step 4
Make an offer
Once you’ve found the home you love, it’s time to make it yours—and this is where my expertise really comes in. Here’s how we’ll approach it:
✅ Market Evaluation: We’ll look at recent sold prices in the area, current market conditions, and the home’s condition to help decide what offer makes the most sense—strong, but smart.
✅I’ll walk you through the offer documents, including: Purchase price, Deposit amount, Possession date, Conditions (financing, home inspection, etc.)
Together, we’ll tailor an offer that protects your interests but also stands out to the seller—especially in competitive markets.
Step 5
Inspection & Appraisals
Once your offer is accepted, we move into the due diligence phase to make sure the home is in good condition and the value aligns with what you're paying.
✅ We’ll schedule a home inspection with a licensed and trusted home inspector. Once we receive the inspection report, we’ll: Review any deficiencies or safety concern. Discuss options according to the inspection report.
✅ Home Appraisal (If Required by Lender): Your lender may require a home appraisal to confirm that the purchase price aligns with the property’s market value. This protects both you and the bank from overpaying.
Step 5
Preparing for Closing
✅ Once the inspection & appraisal are complete, and you’re moving toward finalizing your purchase, it’s time to choose a Real Estate Lawyer to handle the legal side of your transaction. Next is to prepare a bank draft for down payment & sign the documents at the lawyer's office.
✅ On the day of possession, I’ll meet you at your new home to hand over the keys and do a quick walkthrough to ensure everything is in order. That’s when the home officially becomes yours—congratulations! And yes, I will bring some exciting gifts to celebrate the big day with you & your family. Yay!!
